As-built drawings — also called record drawings — are construction documents that accurately depict a structure as it was actually built, rather than as it was originally designed. In Florida, as-built drawings are required for after-the-fact permit applications, certificate of occupancy amendments, and certain insurance and legal purposes. They must be prepared by a Florida-licensed architect or engineer, signed and sealed, and submitted to the building department with the permit application. What As-Built Drawings Must Include

Florida building departments require as-built drawings to include: a site plan showing the structure's location on the lot with dimensions and setbacks, floor plans at a minimum scale of 1/8" = 1'-0" (1/4" preferred) showing all rooms, dimensions, and openings, exterior elevations showing all four sides of the structure, a roof plan or roof framing plan, structural details for connections, foundations, and load-bearing elements, and notes referencing applicable Florida Building Code sections. For structures in flood zones, as-built drawings must also include the finished floor elevation, the base flood elevation, and documentation of flood-resistant construction features (flood vents, breakaway walls, elevated mechanical equipment).

Turnaround Time and Deliverables
