As-Built Drawings Florida Permitting

Florida building departments require as-built drawings to include: a site plan showing the structure's location on the lot with dimensions and setbacks, floor plans at a minimum scale of 1/8" = 1'-0" (1/4" preferred) showing all rooms, dimensions, and openings, exterior elevations showing all four sides of the structure, a roof plan or roof framing plan, structural details for connections, foundations, and load-bearing elements, and notes referencing applicable Florida Building Code sections. For structures in flood zones, as-built drawings must also include the finished floor elevation, the base flood elevation, and documentation of flood-resistant construction features (flood vents, breakaway walls, elevated mechanical equipment).

Accurate as-built drawings begin with thorough field measurements. Pineland Engineering's process includes: a complete site visit with a licensed engineer or architect, field measurements of all spaces using laser measuring tools, documentation of structural elements (beam sizes, column locations, foundation type), photography of all sides of the structure and key structural connections, and review of any available original permit documents or prior drawings. Field measurements are then used to produce CAD drawings that accurately reflect the as-built conditions. We do not produce as-built drawings from memory, estimates, or incomplete field data — accuracy is critical because building department plan reviewers will flag discrepancies.

Pineland Engineering typically delivers as-built drawings within 2–4 weeks of the site visit, depending on project complexity. Deliverables include: PDF drawings suitable for electronic submission to the building department, DWG/CAD files if requested, and a signed and sealed paper set if required by the county. We include one round of plan review responses in our standard scope at no additional charge.
